Interior Service Inspections:

Check all windows/doors and for signs of forced entry, theft or vandalism
Test and check security system (if applicable)
Check and run the air conditioning for proper setting and operation and record the output temperature
Check for signs of water damage on floors and ceilings from inside and outside sources
Check refrigerator operation and temperature
Run water in sinks, toilets, tubs and showers to ensure drains are working properly and traps stay filled
Check back of toilets and under sinks for leaks
Check circuit breaker box for any signs of a tripped breaker or surge
GFI outlets checked in kitchen and bathroom
Check hot water tank for leaks
Check smoke detectors/CO detectors for proper operation
Check for unusual odors
Check for signs of mold and mildew
Photograph as necessary

Exterior Service Inspections:

Visual inspection of home exterior
Visual check of landscaping, make sure landscape is properly maintained, including lawn damage, water issues, overgrowth
Check for water leaks from outside sources
Sprinkler system check (if applicable)
Look for broken windows theft or vandalism
Pick up mail and packages, remove door hangers, unwanted fliers, trash and newspapers
Check screens and porch enclosures for tears or damage
Visual check of pool
Structural inspection, including house, fences, siding
Visually inspect gutters and roof for damage
Boat lift inspection (if applicable)
Check for pest and rodent damage/infestation
Take trash cans out/put trash cans away after home owners' departure
Photograph as necessary
